In many cases, pre-approval can occur within a day or two! Final approval is based upon providing an approved ADU plan, site approvals, completed building permit application, and a signed building contract with a vetted contractor or manufacturer. This can take several weeks but as the borrower, you can impact the process timeline. Be assured, Walnut has a great processing team who works with each borrower and lender to expedite the loan process.
Yes! A Wallnut loan administrator will work with your builder through the entire build process. Typically there are four phases of inspection and draws/disbursements. Decades of homebuilding experience helps us streamline this entire process.
We make disbursements directly to your contractor/builder and to their subs at predefined work milestones, per your build contract, that you acknowledge as complete.
Because the build schedule for an ADU is relatively short, we typically make three construction draws: one at approved permits, another at 4-way inspection, and the final draw at completion (with an appropriate retainer until the certificate of Occupancy is issued). Wallnut will oversee and approve the work at each stage and in most cases will ask that you complete a brief electronic form to verify that the scope of work for that stage has been completed.
